A new Concord 40B housing development application has been submitted to MassHousing for site eligibility approval.
Called The Residences at Thoreau, developers of the Forest Ridge Road complex propose 216 apartments in three buildings on the grounds of the Thoreau Club.
Under the state’s Chapter 40B regulations, a quarter of the units must be reserved for low- and moderate-income tenants.
The Residences at Thoreau will have 162 apartments at market rate and 54 at the “affordable” level as defined by the state.
Developer Thoreau Residences LLC proposes three three-story buildings with one, two and three-bedroom apartments on the 13-acre site.
Town Planner Elizabeth Hughes said the process for eligibility will take approximately two to three months.
“If the Project Eligibility Letter is issued, the developer can submit a Comprehensive Permit application to the Zoning Board of Appeals,” Hughes wrote in an email.
Nearly 400 parking spaces will be available at the complex. The MBTA West Concord Commuter Rail is about two miles from the site. Also, the Yankee Commuter Bus Line offers weekday commuter service between Concord and Boston.
MassHousing “encourages housing development that is consistent with sustainable development designs and green building practices,” according to the application.
Thoreau Residences says The Residences at Thoreau “will serve the purpose of creating a concentrated residential community in West Concord adjacent to the Thoreau Club, a recreational community hub, and The Prescott, a thriving 40B development on Nathan Pratt Drive.”
The application says the project “aligns with Concord’s Housing Production Plan for 2023-2028 by enhancing rental options, particularly for families near transport hubs and village centers. This initiative not only helps Concord meet its 10 percent safe harbor housing target but also embodies the town’s commitment to diversity, equity and sustainability.”
